Unfortunately the PVT on this property has not been granted

A very rare chance to buy a historic and unique property in the magnificent Périgord Vert.

The lake has undergone  renovations to the dam wall with the mill sluice gate and the main drain sluice  been replaced as new.  The lake is  awaiting the regularization certificate which gives it the right to operate as a fishing & leisure business for 30 years (Fish farming with tourist promotion, PVT) and the sale depends on this being granted (the necessary steps and work for the upgrading have been made and we await the formalities of the DDT soon). The carp that appear in the galleries are gone and the lake is on sale empty of fish.

The bar / restaurant, owners’ accommodation and rooms for rent (3/4) are equipped with a cellar and workshops, which can be easily reconfigured for almost any requirement.
The bar terrace is partly covered with a very old wisteria which is beautiful when in bloom and is also home to nightingales which sing all summer long. The fauna around the pond is very diverse, including two pairs of kingfishers who  nest next to the lake and  are magnificent to see when fishing.
In all it is an idyllic and unique place with a very interesting potential for developement.
